North Ridgeville Industrial Park Strategy

The city purchased and rezoned a 46-acre piece of farmland in 2024 with the intention of developing the site for industrial and manufacturing use. The city engaged Montrose Group to prepare a strategic plan for this site. A site analysis determined that the planned North Ridgeville Industrial Park had access to essential infrastructure and exists in a strategic location near Cleveland’s Hopkins Airport as well as in the center of the large population base in Northeast Ohio. The study reviewed the industry and workforce strengths that would be attracted to the North Ridgeville Industrial Park. The study found that the North Ridgeville Industrial Park is well-positioned to attract a wide range of manufacturing industries. Following a detailed workforce and real estate analysis, the study recommended the city take specific action steps to successfully develop the North Ridgeville Industrial Park:

  • Partner with an industrial developer to construct a series of 50,000 to 100,000 square foot buildings in the industrial park.
  • Utilize JobsOhio and public infrastructure finance tools to aid in developing the site.
  • Provide for tax abatement for the building, which guarantees jobs and payroll and income tax for the city.
  • Market the site for advanced manufacturing, automotive manufacturing and food manufacturing in conjunction with the industrial developer, Team NEO and JobsOhio.
